I’m currently going through the video. Under the REITs section, it states that the borrowing limit for Singapore REITs is 45%. Under the Gearing & Interest Coverage Ratio section, the gearing ratio is also shown as 45%. However, under Business Risks for REITs, it mentions that MAS regulations allow REITs to borrow up to 50% of total assets. I asked an AI about this, and it replied that the gearing ratio/borrowing limit for S-REITs is 50%. Could you clarify, has the borrowing limit increased to 50%, or is it still officially at 45%? Also, is there a difference between the “borrowing limit of 45%” and “borrowing up to 50% of total assets” as mentioned? Thank you!

Hi Cass The gearing limit has changed to 50%. We updated the figure in the REIT Gearing Ratio segment but I couldn't do it on the video because I have to re record it. In any case, the gearing limit is 50% but our gearining limit benchmark hasn't changed at 40%.

Hi Rusmin, there isn\'t total debt in the AR2024, do i have to abstract from the current & non current liabilities section - borrowings (secured) & (unsecured) thanks & have a great day !

Yes! Both of them is borrowings.
