Hi, Saw that the dividend payout ratio of M44U is at a high of 150%. Is this due to divestment of their properties or general drop in their net operating income ? Do you expect if the REIT have issue maintaining their current dividend yield because of this ?

Hi Zicong For REITs, we can't really use the payout ratio since the profit will be affected by yearly fair value gain or loss. That's why we don't calculate the payout ratio since the REIT will generally payout 90% -100% of their distributable incomes. For REIT analysis, you can use the REIT checklist here.
