Hi,
I was calculating the property yield of Frasers Centrepoint Trust from its 2024 annual report (Property yield = NPI/property valuation) -->253,386/5,283,000= 4.8%. However, the property yield on the Fifth Person website S-REIT data shows property yield of FCT as 5.04%. May I check what may be the cause for the difference?

Hi Mei Ying,
The difference is because we added investment value from JV and its respective income from JV. FCT owns some malls with JV, so they only managed to record the bottom line and reclassify JV value separately in the balance sheet.. If you add them in, you should be able to get similar answer to ours.
