Where can I find the S-reits list of PB, yield and leverage ratio?    Sorry for reposting this as I tried to search back the last 15-30 minutes but couldn't find it in the qna and dashboard individual courses

Can I also ask, how do i get a reliable  yearly NAV  and plot it into a chart so i can see the gap between NAV vs REITs price to see the gap to buy ?

Hi Skyler We usually take the figure from their annual report. For quarterly data, you can use their quarterly result which we can find in the REIT's website or SGX Announcement here.

Thank you Rusmin.   I have a few questions on the REITS table stats. 1) if the distribution yield is say 7% , does that means equivalent in stock it's the dividend yield based on most recent current Reits listed price ? 2) if distribution yield is 7% but property yield is say 5% , does that means the yield isn't sustainable as they are somewhat paying out from debt and retained earnings (if I compare to stock which is more understandable for me)? 3) how do I see the interrelationship between all the stats listed in fifth person SREITS table? Like what I'm doing for question 2 to have more meaningful comparison between which stats is meaningful to compare with which stats?

Hi Skyler

Distribution yield is an indicative yield, based on their past full year DPU. The data isn't adjusted for expected DPU which may go up and down. So that would really depend on the analysis because every REIT will be different. Property yield is the underlying yield of the assets which is linked to property market. It has nothing to do with distribution yield. Generally, we compared the property yield against the cost of debt to get an idea what kind of spread that the REIT is getting.
