Hi Rusmin, I read an article in THE SMART INVESTOR indicating distribution yield of J69U is 5.5%, but as per yahoo finance it is showing 8.41%.
5.5% is based on the last 3 dividend payout of total $0.12042, while 8.41% is based on the projected dividend of $0.18 (if my guess is correct).
Which one should we look at? Is it the right time to buy this now?

Hi Joey,
You can use this link https://sreit.fifthperson.com to check the latest yield of Singapore REITs. We usually never look at Yahoo data as the data may be inaccurate.
Have you analyse FCT REIT? If it is a good quality REIT, what is their historical low and high yield? From there, we can easily estimate its entry and exit price.
Hi Rusmin, yes i have analysed, FCT historical low yield 3% post pandemic, and high yield at 6.58% in 2014. 8.41% is non-realistic.
You’ve good data on historical high yield. You can use it as your entry point if FCT ever trades at that yield again 🙂
